HOA & Condo Association Pest Control in Palm Beach & Broward

Gated South Florida HOA community entrance with a gatehouse, mailbox kiosk and palm-lined common area

Home › Commercial › HOA & Condo Associations

HOA and condo association pest control covers the common elements the association is responsible for, like clubhouses, pools, gatehouses, trash rooms, hallways and grounds, plus unit service when the governing documents or the board call for it. We work with your community association manager to run a scheduled program, handle resident work orders, and deliver a written service report after every visit.

Associations in Palm Beach and Broward deal with the same pests as homeowners, at a bigger scale and with more people watching: roof rats in palms and roof lines, palmetto bugs in trash rooms and garages, ants along walkways, fire ants on common lawns, mosquitoes around lakes and pools, and termites in shared structures. Who pays for each one depends on your governing documents, and the manager is the one who has to keep owners, the board and the vendor on the same page.

What we service for associations

Built around the manager

Work orders and resident complaints

Residents or the manager send in a request, we schedule and service it, and the manager gets a written report to close it out. You decide whether residents can contact us directly or everything goes through the office.

Written service reports

Every visit is documented: what we found, what we treated and where, and maintenance recommendations. Use the reports in board packets, owner communications and vendor reviews.

Resident notice

We work Monday to Friday, 8 AM to 4 PM, and visits are scheduled the day before so the manager can send notice. Tell us how your community communicates and we’ll fit into it.

Licensed and local

We’re a family-owned company based in Lantana, licensed by FDACS (Business License #JB333443), with a certified operator in all four major Florida pest control categories.

Common association problems we solve

Roof rats in palms and roof lines

Roof rats travel along palm fronds, power lines and hedges to reach roofs and attics. Rats like to nest in sabal palms, and anything touching a roof gives them a way in. Our advice to boards: trim sabal palms near buildings at a minimum, and remove them if the budget allows. Your landscape contractor handles the palm work; we pair that advice with exterior stations and inspections.

German cockroaches spreading between units

In condos with shared walls and plumbing, a heavy infestation in one unit can spread to its neighbors. We treat the source unit and the units around it, and document each one so the board knows where the problem started.

Termites in shared structures

Drywood termites in shared roofs, balconies and trim are common in older South Florida buildings. Documenting where activity is helps the board sort out whether it’s a common element or an owner responsibility.

HOA and condo pest control FAQ

Does the HOA cover pest control?

It depends on your declaration and bylaws. Many associations handle common areas and exterior pest control, while owners handle the inside of their own units, but some include unit service. Check your governing documents or ask your manager.

Who is responsible for pest control in a condo?

Condo documents usually split responsibility between common elements, which the association maintains, and the unit, which the owner maintains. Pests that start in a common area or move through shared walls can be the association’s issue. This is general information, not legal advice.

Who is responsible for termites in a condo?

It usually depends on whether the damage is in a common element or inside a unit, as defined in the condo documents. We can inspect and document what we find to help the board and owners sort it out.

Can residents request service directly?

We can set that up however the association prefers: through the manager only, or directly with residents within an agreed scope.

Do you require a contract?

Association service agreements are usually 1 year but can be more, and we’ll match the scope to what the board approves.

Request a complimentary site inspection

We’ll share what we find and recommend a plan. Office hours: Monday to Friday, 8 AM to 4 PM.
