Home › B2B › Rodents & Roof Rats

Roof rats in a community or managed portfolio are usually a property-wide issue. They nest in palms, ficus hedges and fruit trees in common landscaping and travel along fences, utility lines and rooflines into buildings. A community rodent program places and services tamper-resistant stations around buildings where appropriate, inspects rooflines and entry points, handles resident complaints as work orders, and reports station activity to the manager or board.

In HOA and condo communities, one resident hearing scratching in the attic is often the first sign of activity across several buildings. Property and facility managers see the same pattern across portfolios. Coordinated, property-wide service gets better results than chasing individual complaints.

Where rodents show up in communities and portfolios

  • HOA and POA communities: dense palms, ficus hedges and fruit trees in common landscaping, and gatehouses and amenity buildings.
  • Condo and COA buildings: trash rooms, compactor areas, garages and roof penetrations.
  • Multifamily properties: dumpster enclosures, ground-floor units and storage rooms.
  • Facility campuses: mechanical rooms, loading areas and ceiling voids.
  • Scattered-site rentals: attics and garages in single-family homes managed by a property manager.

How our community rodent program works

Property walkthrough

We inspect common landscaping, building exteriors, trash areas and rooflines and review complaint locations with the manager.

Exterior stations

Tamper-resistant bait stations are placed around buildings and trash areas where appropriate and checked on each visit.

Building and unit inspections

When residents report activity, we inspect the attic or unit, set traps inside, and identify entry points.

Repair recommendations and reporting

We document entry points and landscaping conditions, such as fronds touching roofs, so the board or manager can schedule repairs and trimming.

Community rodent control FAQ

Who pays for rodent work in individual units?

That depends on your governing documents and the program you choose. We can price common-area service and unit work separately.

Are bait stations safe to have near residents and pets?

We use tamper-resistant, locked stations placed where appropriate and follow the label. We’ll go over placement with the manager.

Can you coordinate tree trimming with our landscaper?

We’ll document where trimming is needed and share it with the manager to pass on to the landscaper.

Do you handle rodents for businesses and homes?

Yes. See commercial rodent control and rodent and roof rat control for homes.
