Apartment pest control in Palm Beach and Broward County works best as a building-wide program, not one unit at a time. Our Apartment and Multifamily Program combines scheduled interior unit service, exterior and common-area treatment, German cockroach and rodent programs, and unit-by-unit records, so a problem in one apartment doesn’t spread through shared walls to the next.
In a multifamily building, pests don’t respect unit lines. German cockroaches move through plumbing chases and shared walls, bed bugs travel in furniture and on residents, and roof rats move along the roofline from building to building. Treating only the unit that complains usually means treating it again next month.

German cockroaches: treat early, save the cabinets
German cockroaches are the most expensive pest in an apartment building, because of how fast they spread and what they leave behind. A bad infestation can mean replacing the entire kitchen cabinets, and more, not just treating them. That’s why we push to treat as soon as they’re found.
- German cockroach treatment: an initial series of weekly visits for the affected unit, with baits and growth regulators placed in cabinets, appliances and plumbing voids.
- Adjacent units: we inspect the units on each side, above and below, because that’s where the next problem usually is.
- Keeping it from coming back: once the activity is under control, the Apartment and Multifamily Program adds scheduled interior service so it stays that way.
See commercial cockroach control for more on how German cockroach work is done.
What the program covers
- Interior unit service on a schedule you choose, plus service on request.
- Common areas: leasing offices, clubhouses, fitness rooms, laundry rooms, hallways and mailrooms.
- Trash rooms, chutes and compactors: cockroaches, flies and rodents.
- Exterior and grounds: perimeter treatment, fire ants and mosquito control.
- Rodents: exterior bait stations and roofline inspections. Rats nest in sabal palms, and anything touching the roof helps them get in, so we advise trimming palms near buildings at a minimum and removing them if the budget allows (that’s work for your landscape contractor). See commercial rodent control.
- Bed bugs: bed bug heat treatment for affected units, with inspection of the units around them.
- Termites: inspections, treatment and tent fumigation when a building needs it.
How it works
Resident notice
We work Monday to Friday, 8 AM to 4 PM. Visits are scheduled the day before so your office can post notice and residents can prepare.
Unit-by-unit records
Every visit ends with a written report listing each unit serviced, what we found and what we treated, plus units we couldn’t enter. Over time, that record shows which units or buildings keep having problems.
Turnovers
Vacant units are the best time to treat thoroughly. Send us the turnover schedule and we’ll inspect and treat before the next resident moves in.
One point of contact
Your manager or maintenance supervisor gets one contact for scheduling, reports and questions.

Apartment pest control FAQ
How much notice should residents get before pest control?
Check your lease and Florida law for the notice your community needs to give. We schedule visits the day before so the office can send notice on time.
How often should an apartment be sprayed for roaches?
Spraying alone isn’t the answer for German cockroaches. Most communities do best with scheduled interior service, often monthly or quarterly, and an initial series of weekly treatments for any unit with an active infestation.
Why do German roaches keep coming back in apartment complexes?
They travel between units through shared walls and plumbing, and they come back when neighboring units go untreated. Treating the source unit and the units around it, and keeping up scheduled service, stops the cycle.
Do residents need to prepare their units?
For routine service, usually just clear access to kitchen and bathroom cabinets. Cockroach and bed bug treatments come with a short preparation list for residents.
Who pays for pest control in an apartment?
It depends on the lease and Florida law. This is general information, not legal advice. Many communities include routine service and handle resident-caused issues separately.
Do you require a contract?
Multifamily service agreements are usually 1 year but can be more.
