Pest control for property managers in Palm Beach and Broward County means one vendor who takes work orders, coordinates with tenants, and sends back a written report you can forward to the owner. We service single-family rentals, small multifamily, mixed-use and commercial properties, with turnover inspections and portfolio-wide programs.
A tenant complaint about roaches or rats is urgent for the tenant, a liability question for the owner and another task on your list. What you need is a licensed company that picks up the work order, schedules with the tenant, treats, and closes the loop in writing, without you having to chase it.

- Residential property management companies
- Landlords and investors with single-family homes, duplexes and small multifamily buildings

How we work with property managers
Work orders in, reports out
Send us the work order by phone or email. We schedule, service the property and send a written report you can attach to the ticket or forward to the owner.
Tenant coordination
We contact the tenant to schedule, Monday to Friday, 8 AM to 4 PM, with visits scheduled the day before. Tenants get clear preparation steps when a treatment needs them, like German cockroach or bed bug work.
Turnovers and move-in inspections
Between tenants is the best time to inspect and treat. We look for cockroaches, rodents, termite damage, and document conditions so you have a record of what was there at move-in.
Portfolio-wide programs
For portfolios, we set up quarterly exterior service, recurring interior service where the lease calls for it, and one point of contact for every property.
Services for rental properties
- General pest control, cockroach control and ant control
- Rodent control for roof rats in attics and palms
- Termite control, tent fumigation
- Bed bug heat treatment between or during tenancies
- Mosquito control and lawn and ornamental pest control and fertilization for rentals with yards
Why acting early saves owners money
A heavy German cockroach infestation can mean replacing the entire kitchen cabinets, not just treating. Roof rats chew wiring and insulation, and drywood termites spread through trim and framing. Catching problems at the first complaint or at turnover is far cheaper than the repairs that follow. For apartment buildings, see our apartment and multifamily program.

Property management pest control FAQ
Is the property manager or the tenant responsible for pest control?
It depends on the lease and the situation. In Florida, landlord and tenant duties are set by state law and the lease, and responsibility often differs between an infestation present at move-in and one caused by the tenant. Check the lease and get legal advice if needed. We can document what we find to help you decide.
Are landlords responsible for pest control in Florida?
Florida law generally requires landlords of apartment buildings to provide for extermination of certain pests, but single-family and duplex rentals can be handled differently in the lease. This is general information, not legal advice. Check the current statute and your lease.
Can you send reports directly to owners?
Yes. We can copy the owner on reports, send them only to you, or both.
Do you service vacant properties?
Yes. Vacant homes between tenants are a good time for inspections, rodent work and termite treatment. Tell us how to get access.
Do you require a contract?
Commercial service agreements are usually 1 year but can be more. Single work orders can also be handled as one-time service.
