Before-season pest walkthrough for Palm Beach County commercial properties

Short answer: A before-season pest walkthrough is a planned inspection of a property’s exterior, common areas and service areas before the busy season starts. In Palm Beach County, that means checking for rodent entry points ahead of the November–January rodent season, cleaning up trash and storage areas, fixing moisture problems, and confirming your service schedule and reporting before seasonal residents and customers arrive.

Every fall, Palm Beach County properties get busier. Seasonal residents return to condos in Boca Raton and Delray Beach, restaurants and clubs fill up, and HOA common areas see more use. At the same time, cooler nights push roof rats toward buildings. A walkthrough before that rush lets a board, manager or facilities team fix problems while they’re still small.

Use this checklist with your pest control provider, or on your own before your next service visit.

1. Rodent-proofing the building envelope

Roof rats and other rodents get in through small gaps. Walk the perimeter and note:

  • Gaps around utility lines, A/C lines and pipes where they enter walls
  • Damaged or missing vent screens, soffit gaps and roof-to-wall joints
  • Door sweeps and weather stripping on service doors, loading doors and garage doors
  • Palm fronds, tree limbs and vines touching the roof or walls
  • Gaps around dumpster enclosure gates and trash chute doors

Record each item with a photo and location so it can be assigned as a work order. Our rodents page covers what activity looks like.

2. Trash rooms, chutes and dumpster areas

These are the most common pest hot spots on commercial and multifamily properties.

  • Are lids closed and dumpsters emptied on a schedule that fits peak season?
  • Are chute rooms and trash rooms cleaned regularly, with no standing liquid?
  • Is there spilled food or debris around the enclosure?
  • Are drains in these areas clear and flowing?

3. Moisture and drainage

Moisture attracts roaches, palmetto bugs, ants and mosquitoes.

  • Check for leaking A/C condensate lines, hose bibs and irrigation heads that spray walls
  • Look for standing water in planters, gutters, roof drains and low spots
  • Check mechanical rooms and pump rooms for leaks

4. Landscaping and the exterior perimeter

  • Keep mulch and plantings pulled back from the foundation where possible
  • Look for ant mounds along walkways and slab edges
  • Check hedges and ornamentals for whitefly or other plant pests
  • Note any areas of turf damage for your lawn and ornamental provider

5. Common areas residents and customers use

  • Clubhouses, fitness rooms, pool decks and restrooms
  • Lobbies, mailrooms and package rooms
  • Kitchens, break rooms and any food-service area

Look for droppings, live or dead insects, gnaw marks and grease buildup.

6. Review the service plan and paperwork

The walkthrough is a good time to confirm the basics with your provider:

  • The service schedule for peak season, including any added visits
  • Which areas are covered under the contract (common areas, units, or both)
  • How work orders and resident complaints are submitted and closed out
  • That you receive a written service report after each visit
  • How residents or tenants will be notified before service

How Q&L handles a walkthrough

We start with an inspection, then put our findings in writing so the board, manager or owner can assign repairs and track progress. Treatment is targeted to what we find. We schedule service ahead of time and work around residents and business hours. Learn more about our commercial pest control for properties from Jupiter to Boca Raton.

Frequently asked questions

When should a Palm Beach County property schedule a before-season walkthrough?

September or October works well for most properties, before seasonal residents return and before rodent activity rises in November.

Who should attend the walkthrough?

Usually the property manager or facilities lead, a maintenance contact who can fix small items, and the pest control technician. Board members are welcome.

Is rodent-proofing part of pest control?

The inspection identifies entry points and conditions that attract rodents. Repairs such as sealing gaps are usually assigned to maintenance or a contractor, and we can help prioritize them.

Will we get a written report?

Yes. We provide written service reports so you have a record for the board, owners or management company.
