Ant Control for HOA Common Areas and Managed Properties

In a community, ants rarely stay in one unit. Ghost ants and big-headed ants move through shared walls, landscaping and irrigation lines, and fire ants build mounds on common lawns, playgrounds and pool areas. A community ant program treats the common areas and building perimeters on a schedule, handles unit complaints as work orders, and reports everything to the manager or board.

When a resident calls about ants, the colony is often in the shared landscaping or in the wall between units. Treating one unit at a time without addressing the common areas leads to repeat complaints. Community-wide treatment works better and costs less in the long run.

Common ant problems in communities and portfolios

  • HOA and POA grounds: fire ant mounds on common lawns, along sidewalks, playgrounds and dog parks.
  • Condo and COA buildings: ghost ants trailing through units that share walls and plumbing.
  • Multifamily and apartments: ants in kitchens and bathrooms, often around unit turns.
  • Facility campuses: ants in break rooms, restrooms and around planters at entrances.

How a community ant program works

Map the problem

We review complaint locations with the manager and inspect common areas, perimeters and landscaping to find colonies.

Treat common areas on a schedule

Fire ant mounds on lawns and play areas and nests along building perimeters are treated on the regular visit.

Unit work orders

Unit complaints are handled with targeted baits that ants carry back to the colony, and logged as work orders.

Report back

Each visit’s report lists what was treated and which units were serviced, so managers can close out requests.

Community ant control FAQ

Why do ant complaints keep moving from unit to unit?

Ants that live in shared landscaping and walls move when one spot is treated with repellent sprays. Baiting and treating the common areas reduces that.

Do you treat fire ants on playgrounds and dog parks?

Yes. We treat mounds in common turf and tell the manager about any re-entry precautions to share with residents.

How are unit visits approved?

We set that up with the manager, for example manager-approved work orders or resident requests within the program.

Do you handle ants for single businesses or homes?

Yes. See commercial ant control and ant control for homes.
