Apartment pest control works best as a building-wide program, because pests like German cockroaches and rodents move between units. We service common areas, trash enclosures and exteriors on a schedule, handle resident requests and unit turns, and leave a written service report for every visit so your office knows exactly which units were serviced and what we found.
In multifamily buildings, one unit with cockroaches can quickly become five. Treating only the unit that complains rarely solves it. The fix is a program that covers exteriors and common areas, treats the problem unit and the ones around it when needed, and keeps a record.
What we cover for apartment communities
- Units: scheduled unit service, resident requests and move-out or turnover treatments.
- Common areas: leasing office, clubhouse, laundry rooms, mailrooms, hallways and stairwells.
- Trash enclosures and compactors: cockroaches, flies and rodents.
- Exterior and grounds: perimeter treatment, rodent bait stations, fire ants and landscape care.
- Termites: inspections and termite control for buildings.
How it works
Scheduled with notice
Service is scheduled at least 24 hours in advance, Monday to Friday, 8 AM to 4 PM, so your office can post notice to residents.
Unit-by-unit records
Our written service reports list the units serviced, what we found and what we applied, plus notes like units that need prep or have sanitation issues.
Targeted treatment for German cockroaches
For German cockroaches we use baits and growth regulators in cracks and crevices, and we may recommend treating adjoining units. See cockroach control.
Rodent programs
Exterior bait stations and inspections of rooflines and utility openings. See rodent control.

Apartment pest control FAQ
How much notice should residents get before pest control?
That depends on the lease and Florida law for entering units. We schedule at least 24 hours ahead so your office can give notice under your lease terms.
Why do cockroaches keep coming back in apartments?
German cockroaches move between units through walls, plumbing and shared spaces. Treating one unit without checking the ones next to it often leads to repeat calls.
Do residents need to prepare their units?
Usually just clearing under sinks and giving access to kitchens and bathrooms. We’ll provide prep instructions for your residents.
Who pays for pest control in an apartment?
It depends on the lease and Florida law. This is general information, not legal advice. Many communities include routine service and handle resident-caused issues separately.
