HOA, Condo and Community Association Pest Control

Gated South Florida HOA community entrance with a gatehouse, mailbox kiosk and palm-lined common area

Home › B2B › HOA, COA & POA

HOA and condo association pest control covers the common elements the association is responsible for, like clubhouses, pools, gatehouses, trash rooms, hallways and grounds, plus unit service when the association’s documents or the board call for it. We set up a scheduled program, handle resident complaints and work orders, and give the board a written service report after every visit.

Associations in Palm Beach County deal with the same pests as homeowners, just at a bigger scale: roof rats in palm trees and roof lines, palmetto bugs in trash rooms and garages, ants along walkways, fire ants on common lawns, mosquitoes around lakes and pools, and termites in shared structures. Who is responsible for each one depends on your governing documents, and it’s one of the most common questions boards ask.

What we service for associations

  • Common areas: clubhouses, fitness rooms, pool decks, cabanas, gatehouses, mailrooms and hallways.
  • Trash rooms, chutes and dumpster areas: cockroaches, flies and rodents.
  • Grounds: fire ants, landscape care for lawn and ornamental pests, and mosquito control near lakes and pools.
  • Rodent programs: exterior bait stations and roofline inspections. See rodent control.
  • Units: scheduled unit service or service on request, as the association decides.
  • Termites: inspections and termite control, including tent fumigation for buildings.

Built for boards and managers

Resident complaints and work orders

Residents or your manager send in a request, we schedule and service it, and the manager gets a written report to close it out.

Written service reports

Every visit is documented: what we found, what we treated and where, and recommendations for maintenance. Use them in board packets and owner communications.

Scheduled notice

Visits are scheduled at least 24 hours in advance, Monday to Friday, 8 AM to 4 PM, so the manager can notify residents.

HOA and condo pest control FAQ

Does the HOA cover pest control?

It depends on your declaration and bylaws. Many associations handle common areas and exterior pest control, while owners handle the inside of their own units, but some include unit service. Check your governing documents or ask your manager.

Who is responsible for termites in a condo?

It usually depends on whether the damage is in a common element or inside a unit, as defined in the condo documents. We can inspect and document what we find to help the board and owners sort it out.

Can residents request service directly?

We can set that up however the association prefers: through the manager only, or directly with residents within an agreed scope.

How do you notify residents before service?

We schedule visits at least 24 hours ahead so your manager can send notice. Tell us how your community prefers to communicate.
